FAQ
Parking structures and restoration in Florida
- Why not a fixed price?
- The quantity is unknowable until the concrete is opened.
- Why does repaired concrete fail again?
- Chloride-contaminated material was left against the steel.
- Can coating replace repair?
- No. It seals moisture in and accelerates the damage.
- What decides whether a coating lasts?
- Surface preparation, more than the product.
- Why do expansion joints matter?
- A failed joint pours water and chlorides onto the structure below.
- Is post-tensioned repair different?
- Substantially. Tendons carry stored energy; never cut blind.
- Where does tendon corrosion concentrate?
- At the anchorages, frequently at the slab edge.
- Is ponding a problem?
- Ponding areas become spalling areas.
- Where do displaced cars go?
- The owner's first question, and where projects stall.
- Can cure times be shortened?
- No. Early reopening damages the work.
- Who should assess the garage?
- An independent structural engineer.
- Why chloride testing?
- It finds contamination before delamination.
- Should restoration be in the reserve?
- As its own line.
- Does deferral cost more?
- Yes, on an accelerating curve.
- Is falling concrete urgent?
- It is a safety matter.
